Loan documentation requirements check list

To help the loan process go a little smoother, we have put together a check list of the documents that are required by all lenders. Start gathering these documents and go ahead and scan them. This will ensure that we can process your application quickly and we can process your loan without unnecessary delays.

These documents are required for all loan types.

  • Scan a copy of your social security card and driver’s license for each applicant and co-applicant.
  • Scan a copy of your W-2’s and tax returns for last two years for each applicant and co-applicant.
  • Scan a copy of your paycheck stubs for last 30 days for each applicant and co-applicant.
  • Scan a copy of last 2 monthly statements for checking and savings accounts for each applicant and co-applicant.
  • Scan a copy of your IRA’s, CD’s, money market funds, stock, 401K, profit sharing etc.

These documents are required for a purchase loan.

  • Scan a copy of the sales contract (all pages).
  • Scan a copy of down payment sources (paper trail and proof of where the funds came from).

These documents are required for refinancing an existing loan.

  • Scan a copy of note, deed of trust, settlement statement, survey.
  • Scan a copy of home owner’s insurance policy.

These documents are not always required but are requested occasionally.

  • If divorced, scan a copy of divorce decree.
  • If borrower(s) owns 25% or more of a business, you'll need to scan 2 years of company tax returns.
